Prominent media duo Chris Mitchell and Pilar Guzman have listed their fully reconstructed East Hampton home for $25 million. The couple originally purchased the property for $9.5 million in 2021. 

The original house was approximately 150 years old, and Mitchell and Guzman were looking forward to restoring it. However, the home needed more work than they initially thought. The couple decided to demolish the existing structure and rebuild a larger home with a layout based on the original. Their additions included a sleeping porch on the second floor, a nod to 19th-century architect Joseph Greenleaf Thorpe, who designed many historic homes throughout the Hamptons. “Every friend who passes through says, ‘This is where I want to take a nap,’” Mitchell told The Wall Street Journal.

The 9,000-square-foot house is now completely renovated and ready for a new resident. The seven-bedroom home is less than two blocks from the East Hampton beach. Inside, the house boasts ten-foot ceilings, five fireplaces, white oak floors, and solid mahogany doors. There is also a screening room, dog wash, bar area, and a gym with a built-in sauna. In addition, the one-acre lot is home to a poolhouse with a kitchenette in conjunction with a heated gunite pool. The outdoors features plentiful seating and multiple dining areas. 

The East Hampton house is not the couple’s first renovation project. After redoing their primary residence, a 19th-century Brooklyn townhouse, Mitchell and Guzman turned their focus to vacation homes. In 2013, they purchased a home in the Hamptons for $4.567 million, renovated it, and vacationed there until 2019 when they sold it for $10.5 million. They also bought a home in Bridgehampton in 2019 for $7.1 million and sold it for $25 million in 2021. Mitchell told The Wall Street Journal that their reason for selling the East Hampton house is that they have already found their next renovation project, a historic carriage house also in the Hamptons.

Mitchell is the former publisher of Vanity Fair and served as Chief Business Officer for Conde Nast where he oversaw multiple publications, including The New Yorker. He departed the company in 2020. Guzman is the former editor-in-chief of Conde Nast Traveler and is currently the editorial director of Oprah Daily. Together, the couple authored a book published in 2022 called Patina Modern: A Guide to Designing Warm, Timeless Interiors, based on their renovation experiences. Both Mitchell and Guzman are in their 50s and they have two sons. 

The house is listed by agents Beate Moore and Frank Newbold of Sotheby’s International Realty. The dynamic Hamptons real estate market also includes high-profile listings like Sex and the City star Sarah Jessica Parker’s beach cottage, which she recently put on the market for rental. According to Moore, the market in the Hamptons has picked up due to an influx of visitors over the summer. The months preceding tourist season had been slow, with sales down from the previous year. Two Hamptons homes sold for $10 million or more this June, down from three in 2022.
